The Everett Team at Blue Canyon Realty not only provides exceptional service for buying & selling real estate, but we also strive to provide education in regards to local market trends & analysis.  To that end we have provided market statistics, for 1st Quarter of 2012 as compared to the 1st Quarter of 2011.

We don’t always provide a report for the 1st Quarter due to the fact that the number of properties sold is so small that “trends” can be heavily “skewed” one way or another, which can often be confusing.  However, the performance for the 1stQuarter of this year has been so strong, that we just couldn’t resist sharing this with you.

As you can see, while the number of homes sold during the 1st Quarter is a small number, the trend is VERY encouraging.  We certainly don’t expect for the full year of 2012 to be up 58% in number of homes sold; nor dollar volume up 177%, however we do expect an improving trend in our mountain market.  If you recall, the major trend in 2011 was that the “high end” market was pretty soft.  This early trend shows a significant improvement in this area.  We will have to wait and see if this trend holds.

The land sales statistics certainly demonstrate how a small number of sold properties can definitely “skew” a trend.  That being said, our analysis of land sales remains true to form.  Large parcels are being purchased as opposed to smaller individual lot sales.  The “hard assets move” continues among the wealthier crowd.  There is a general concern regarding high inflation coming, which erodes the value of our currency (the dollar).  Traditionally when this occurs, hard assets such as land do well.

In summary, while one quarter does mean the entire year will unfold in this same manner, it sure is a strong early trend that is very encouraging.  Election years can be somewhat “tricky” for real estate in general, so time will tell.  We are coming up against last year when the Forest was closed due to drought.  Indications are that we have received enough moisture to keep the Forest open.  This will definitely be a plus for our real estate performance.  The majority of our buyers are still from Texas.  As long as Texas continues to prosper our little piece of Heaven will remain stable.  We are so blessed to be here!!!

Lastly, I would like to reinforce our Real Estate Business Model of SPECIALIZATION.  In a more challenging market, you need a Specialist!  The Everett Team’s performance for the 1st Quarter has been amazing….we sold 14 of the 24 mountain properties sold, or 58% of the entire mountain market!
